If you're not using your villa year-round, the rental program puts it to work. The management team handles everything from listing to checkout, with monthly income reports through your owner portal.

Major booking platforms (Airbnb, Booking.com, VRBO) plus Sienna's direct channels. Professional photography, optimized descriptions, dynamic pricing.

Guest Management

All communication from inquiry to post-stay review. Check-in, house rules, local recommendations.

Turnover & Cleaning

Professional cleaning between every stay. Linen service, restocking, post-checkout inspection.

Maintenance

Guest-reported issues handled immediately. Routine maintenance scheduled around bookings.

Financial Reporting

What Happens While You're Away

Ongoing

Your villa is either earning rental income or sitting maintained and monitored. Common areas are landscaped on schedule. Night security patrols. Your owner portal shows real-time status — bookings, income, maintenance.

Before a Guest Arrives

Professional cleaning, linen service, property walkthrough. Minor issues fixed before check-in.

If Something Breaks

Emergency response is immediate. Repairs under $500 are handled directly. Above $500, you're contacted for approval. If unreachable, the team protects your property and notifies you after.

Before You Arrive

Deep clean, fresh linens, stocked fridge if requested, pool balanced, AC running, airport pickup arranged. You walk in and everything is ready.

Quarterly

Consolidated report covering rental performance, maintenance activity, and HOA updates. Annual owner meetings (in person or virtual) for budget and community decisions.

Your Property, Your Voice

The HOA isn't a black box. Sienna owners have real governance rights — proportional voting, financial transparency, and direct input on community management.

Voting Rights

Proportional to ownership. Full owners vote with full weight. Fractional owners participate through their LLC's designated representative. Major decisions require majority approval.

Annual Meetings

Once per year, in person or video. Covers budget review, management performance, planned improvements. Minutes and financials distributed to all owners.

Financial Transparency

Full annual statements showing income, expenses, reserves, and capital expenditures. Independent audit available on request.

Management Accountability

Written service agreement with defined performance standards. Management company can be changed by majority owner vote. Quarterly performance reviews.

Legal Oversight

Independent legal counsel ensures governance documents, vendor contracts, and owner rights are properly maintained.
