5% on the land + 2.5% on the construction
Volume bonus
Your land rate rises to 6% once your cumulative land sales pass US$500K, and construction to 3.5% past US$1.5M. Counters reset each January 1, so every year is a fresh run at the higher tiers.
What's included
Each rate is calculated on the final price actually received by the developer. Construction commission applies when your client reserves a lot and villa together. Furniture, decorative accessories, home equipment, and separately contracted upgrades are excluded. Rates are inclusive of ITBIS.

Payment schedule
Paid in two installments on funds actually received: 50% of your commission once the developer has collected 50% of that contract's price, and the remaining 50% once 90% has been collected. Land and construction are paid independently.

Three steps to start
Sign the co-broker agreement
A straightforward collaboration agreement between your agency and Promontorio del Jamito EUDA Inversiones S.A., the developer of Sienna. It’s non-exclusive — you’re free to represent other projects too; you simply agree not to use Sienna’s materials or registered leads to benefit a competing development.
Register your clients
Send client details (full name, email, phone — plus the spouse's name if your client is married) to sales@siennaterrenas.com before your client's first contact with the project, in person or virtual. We confirm your registration — after checking the client isn't already an active lead in our system — and once cleared it holds for 12 months.
We close together
Your client visits (in person or virtual), selects their lot and villa, and goes through the purchase process with full legal support. You stay involved throughout — your relationship, our infrastructure.
