A Sienna-operated rental program for owners who want yield, plus an optional concierge service for villas that need looking after between visits.
There are two distinct services. The Sienna rental program is for owners who want to monetize their villa — fully operated by Sienna’s designated rental manager. The optional concierge service is for owners who want their villa cared for between visits. You can use either, both, or neither.
Years one to three.
How the program works and why this structure exists.
For every owner who chooses to rent during the first three years following villa delivery, the rental is operated exclusively by Sienna’s designated rental manager — VIP Realty, contracted for the first three years. This is set out in Anexo B of the Regulación Maestra.
The rationale is structural, not commercial. Sienna’s CONFOTUR tax classification depends on the project maintaining its tourist vocation under Dominican Law 158-01. If individual villas opt out of the rental pool early, the project’s tourism classification is at risk for every owner. A unified rental operation in years one to three protects every owner’s tax position.

Your standard ownership costs — HOA, villa insurance, property tax, base utilities — remain your responsibility throughout, whether your villa is rented or not.
Year four onward, for full owners.
At the end of year three, full owners have four options:
Continue with the Sienna rental program
Switch to a third-party rental manager of your choice, subject to maintaining Sienna's operational standards
Manage the rental yourself
Stop renting altogether
To exit the Sienna program at the year-three anniversary, you give six months’ written notice. Without notice, the contract renews for another twelve months on the same terms. If you choose to return to the Sienna program after leaving, the minimum re-commitment is twelve months.
Fractional villas.
Villas held in fractional structure remain in the Sienna rental program for as long as the fractional structure exists. This keeps multi-owner villas operating under one coordinated calendar and one shared standard. If full ownership of a fractional villa is later consolidated into a single owner, the three-year clock applies from the date of consolidation.

Every villa offered in rental within Sienna meets the same operational standards, set out in Anexo B and the Manual de Estándares de Operación Residencial.
Specific to rentals
Professional cleaning between guests, with complete linen and amenity dotation
Continuous maintenance of electrical, plumbing, climate, appliances, and furniture
Minimum security systems and guest registration at the central gate
A reachable point of contact in Spanish and English, minimum
Compliance with Dominican tax norms, AML and KYC under Law 155-17, and CONFOTUR under Law 158-01

Visual consistency with Sienna's architectural identity — exterior finishes, palette, signage
Respect for community quiet hours, occupancy limits, and conduct rules

Sienna verifies compliance through scheduled villa visits, review of public listings, and aggregation of guest reviews. Corrective work inside your villa is never done without your consent — but the right to require corrections, and to suspend a non-compliant villa from rental within Sienna, is in the framework.
