Structure & Groundwork

Reinforced concrete columns, beams and slabs, with exposed steel I-beams where applicable.

Sheetrock interior ceiling with thermal insulation for a cooler home.

Sand filter for micro-particle retention. Premium triple filtration available as an upgrade.

Copper wiring with 110V and 230V distribution and a protected breaker panel.
Customization & Upgrades
Every villa can be personalized. Our lead architect works with each owner on customization within Sienna's design guidelines. The options below are quoted individually — your team confirms pricing for the choices you make.
Upgrades on Included Items
Elevate standard finishes to premium materials and systems.
- Floor upgrade to ceramic, porcelain or other premium material
- Parking upgrade to gramoquina (permeable grass concrete)
- Pool finish upgrade (e.g. Bali stone or equivalent premium material)
- Smart lock on the main door
- UV filter film on windows
- Glass railing upgrade (tempered glass in place of cables)
- Sliding doors for indoor–outdoor integration
- Exterior shutters / sun screens
- Premium triple water filtration (fine sand + carbon + UV)
- Premium salt-based pool filtration
- Premium kitchen appliance upgrade
- Complete laundry (washer, dryer and service sink)
How the Specification Works
Specific brands, models and suppliers for each component are defined in the construction contract. Materials meet the standards described here or an equivalent quality.
All materials, finishes and colours comply with the Sienna Terrenas Master Regulation.
If a material is discontinued or unavailable, it may be substituted with a material of equivalent quality, with prior notice to the buyer.
Structural, electrical and plumbing calculations prepared by the project professionals prevail over any general specification.
Minor variations in colour or texture inherent to natural materials — polished cement, natural wood, marmolina, stone and similar — are normal and do not constitute a defect.
Customizations, upgrades and items not listed above are not included in the base price; if you wish to add them, they are quoted separately.
