Normas de construcción
Los estándares de diseño que mantienen cada villa Sienna en armonía con la comunidad y su entorno natural.
Estas normas complementan el Reglamento Maestro de Sienna Terrenas. Garantizan que cada construcción —ya sea una villa estándar o una construcción personalizada— refleje la visión contemporánea y ecológica del proyecto y preserve el valor de cada propiedad. Los planos detallados son revisados y aprobados por el Comité Asesor del proyecto.
Architecture
- Contemporary architectural style, integrated with the design of the Sienna villas.
- A maximum of 2 levels is permitted.
- No rooftop structures, such as pergolas.
- Flat roofs or roofs with a minimum slope are required; pitched roofs are not permitted.
- Green roofs are strongly encouraged.
- The design must not obstruct the views of neighbouring properties.
- Each facade must include openings or windows; alternatively, a change of materials is required.
- On sloped lots, only constructions supported by columns are permitted. Columns must be dark in colour, set at least 1 metre from the facade, with the spaces between them landscaped.
- Designs must prioritize energy efficiency and minimize environmental impact.
- Villas must harmonize with the natural surroundings, preserving the topography and natural features of the lot as much as possible.
General Directives
- Rooftop solar panel installations must not exceed 40 cm in height.
- Technical installations on roofs (air conditioning, water tanks, ventilation units) are not permitted.
- Air conditioning units must not be visible from the facade.
- Each villa must include its own wastewater treatment system.
- Lots are equipped with electricity and water connections.
- A clear-water filtration system must be included in every villa project.
Materials
- The colour palette must reflect nature — earthy tones, greys or greens that harmonize with the trees, rocks and surrounding landscape.
- White is not permitted for main walls.
- Openings (windows, doors) must be aluminium or wood, in dark colours only.
- Tinted or mirrored glass is prohibited.
- Sustainable and eco-friendly construction materials must be used.
- Only concrete roofs are permitted; aluminium roofs are prohibited.
Lot Design & Dimensions
- Where possible, constructions should follow the natural contours of the land.
- Upstream and downstream facade lengths must not exceed 20 metres.
- The upstream facade height must not exceed 4 metres, measured from natural ground level.
- The downstream facade height must not exceed 11 metres, measured from natural ground level.
- Minimum setbacks: 3 m front, 1.5 m sides, 3 m rear.
- Minimum distance between two constructions: 5 metres.
Noise
- Technical installations such as generators are not permitted.
- Fixed sound systems for outdoor spaces are not permitted.
Parking
- Minimum parking: 1 space for 1–2 bedroom villas, 2 spaces for larger villas.
- Carports must comply with the minimum setbacks (3.5 metres) and be built with approved materials.
Gardens & Boundaries
- Gardens must be designed harmoniously.
- Uncovered stairs and walls must not exceed 2 metres in height from natural ground level.
- Auxiliary structures such as bungalows must follow the same rules as the villas.
- Solid walls are not permitted as dividing fences between lots — only vegetated chain-link fences are allowed.
- The same rule applies along roads: fences and gates are permitted, but not solid walls.
Construction Site
- The construction site must be secured.
- The site must not encroach on access roads or common areas.
- Any damage caused must be repaired and restored to its original state.
Approval Process
- Detailed plans must be submitted for review and approval by the Advisory Committee.
- A collaborative review process is encouraged to ensure all established criteria are met.
